Originally from Colorado I moved to the Bay area of California in 1987. I began my career in Real Estate in the title insurance industry back which provided me with a solid foundation of knowledge in escrow, title insurance, sales and notary services. I developed my sales skills, earned my Real Estate license while providing educational courses for my realtor clients and worked within the Bay area real estate community for 12 years as a title insurance sales representative.
In 1999 I began my Real Estate Career helping people buy and sell homes within the Bay Area. Recently, I faced the hard choice of a hard money loan with an interest rate of 8 percent and a balloon of 5 percent. This was my one and only chance to save my home. But, even though I made enough money through rentals to afford a refinance, what I did not know is the bank would not qualify me for a loan if my income is from the property I was trying to refinance. My bad.
The heartbreak of leaving my San Martin home of 20-plus years, where I raised my children in 4-H, where I had a longtime membership in the Lions Club, and 15 years at the local Presbyterian Church was devastating. I went looking for investors to buy my home, but failed.
Then a friend recommended Kathryn, a Realtor at Coldwell Banker. I didn’t want to waste her time, but I made the call. She came right over, caught all my tears and created a game plan. Step one: See of investors are in her office pool and what offers could she generate (signing an agreement only if she had a serious investor with a decent price). Step two: Determine a price to gather as much interest as possible on the open market, and three: prep the home for showing.
Not only did Kathryn sell my home in the time frame set forth, but she found a home for me to buy, found a lender that would work with me and the day my escrow closed on my home she had already opened escrow on a new home in Morgan Hill and I had the money to put in escrow to continue the process. We got a reasonable rent back so that I could give notice to all my renters and is still holding my hand with the new home until it closes.
Selling a home hurts, especially if you want to stay where you live and housing prices are crazy expensive in the Bay Area. The payments on my home I was selling equaled that of a $3 million home and it was crushing me. It was so substandard I wondered who would want to buy my place.
“As is,” Kathryn said. “Let’s take your stunning home and sell the home and the property.” That’s what we did. Day one she came in with a can-do attitude, staging items for bedding, added music and removed personal items from the home. “Buyers want imagine the place as their own,” she said. In less than three days we had investors walking through. The first open house we had 60-plus people walk through, and in seven days I had six offers, two letters from people who wanted to, but situations changed and two other potential buyers who missed the deadline to submit an offer.
Did I speak with other Realtors? I did. Kathryn encouraged me to be sure I was picking the right person for the job. The other Realtor was a friend who lived and worked in San Jose and assured me it was extremely important to list it ASAP as the “spring market” was about to begin and my prospective buyers would have more to see. San Martin had four listing and all were on the market more than 90 days. Kathryn really listened to me and helped me choose the price I could live with and that would promise a quicker sale. My other friend cautioned me about putting the words “as is” or “needs work.” Well, looking at the aerial views Kathryn encouraged me to put on the flyer what else could better describe my property?
Boy was she right. Kathryn had her hand on the heartbeat of the market. God is good. We went with a price that would generate interest, and yes, I received more than what we asked for. Yes, we gave up some to get more, but that way the buyer and seller were in a really good place and able to keep the price fair for the repairs that were going to be needed.
Do Realtors work? Kathryn sure did. It was worth having her professionalism tell me what market I was entering, what I could expect in the process, to receive honest responses and help me clear out a lifetime of memories so people only see a house full of beauty and room for their furniture. I don’t know the first thing about selling a home. I was not emotionally prepared to sell my home. I felt like my choice was to give up. Kathryn came with her sweet voice and positive attitude, held my hand and got me in gear to get up and out of the past and into the future.
Don’t forget, she didn’t leave me homeless! She found me a home. Yes, it needs work, but not nearly what I was facing trying to keep the old one and at a price that over time I can really make an amazing place for my daughters to come home from college and have our Christmas’s bright!
Some Realtors may not do things like you want. I would suggest you choose a Realtor who tells the truth, give you their honest thoughts and is not trying to sell you on their ability. Choose a Realtor who is local and who knows the customers looking to buy a home. Yes, she wrote both ends of my deal because she is good at what she does and was able to create an awesome deal for both of her clients. Ethical, honest, hardworking, kind and compassionate are just a few words I would use to describe Kathryn. Interview your Realtor and pick one who is the best for you and your situation, not the one who promises they can get you the best price or best deal.
